Anybody living around Bear Lake Utah realizes that there is a TON of Land for Sale. Just becasue there is a lot of land for sale doesn't mean that a lot of land is selling. In 2008, just 45 parcels of land in Bear Lake Utah actually sold. On the market there are currently 266 pieces of
land for sale. At theis pace it would take more than 5 years for the present stock of lots for sale to sell. And that would be if no new land listings ever came up.
The other obstacle is that the land for sale is substantially more expensive that what land has ever sold for. The median price of land for sale is almost double of what the median sold price of 2008 was. Unless something drastic happens on the positive side, this
land for sale in the Bear Lake area needs to com down about 20-30% if it wants any cahnce of moving in the next few years.
